Rental Terms and Conditions
All properties are turnkey furnished.
RENTAL RATES: Rental rates are effective April 1, 2013 and are subject to change without notice.
MINIMUM STAY AND RENTAL TERM: The minimum stay in any of our units is 27 days. A rental term begins on the first of the month. To allow for cleaning and inspection between guests, one-month rentals during season (Jan-April) are limited to 28 days (February: 27 days, plus a $100.00 quick-turn fee), and are charged at the full-monthly rate. Rentals of 2 or more consecutive months are rented for the full calendar month.
CLEANING FEES: All rentals are subject to a departure-cleaning charge, plus state and local sales and tourist tax. Excessive cleaning will be deducted from the security deposit. Only agency housekeeping personnel are authorized to do exit cleaning.
SALES/TOURIST TAX: Florida and Sarasota sales/tourist taxes totaling 12% (11.5% for properties located in Manatee County) are applicable to all rentals of 6 months or less.
ACCEPTABLE PAYMENT METHODS: Please make checks payable to Mount Vernon Property Management, Inc., unless otherwise directed by your rental agent. Payment made within 14 days of occupancy must be made in certified funds. Additional payment options include ACH, credit card, and wire transfer, and may incur a convenience fee for use. We regret we cannot accept cash or traveler’s checks.
ASSOCIATION RULES & REGULATIONS: If the property is governed by a homeowners’, condominium, or other association, you must strictly abide by applicable rules & regulations. Most units require an additional application and non-refundable condominium-association application fee. Checks for application fees should be made payable directly to the association and returned to our office.
OCCUPANCY: Pricing is based on occupancy by two persons per bedroom. Only those designated as occupant(s) shall occupy the property. Guests of occupant(s) may occupy premises if stay is limited to seven (7) days, and primary guest is present.
PETS: Pet-friendly units require advance disclosure of the pet, a $100.00 pet-application fee (+ tax) per pet, as well as an accidental-damage insurance policy at an additional cost of $69.00 (+ tax), for up to $3000.00 worth of coverage. A carpet-cleaning fee (+ tax) will also apply and will vary in cost depending on the amount of carpet present in the property. Size-limitations vary by owner and association rules. Few properties permit more than one pet or pets larger than 25 pounds. Dogs with an aggressive history or that are considered a member of an aggressive breed will not be permitted.
AMENITIES: We do not guarantee the presence of land-line telephones in every property, nor can we guarantee the temperature of swimming pools, whether advertised as heated or not. If internet access/WiFi is offered, we cannot guarantee your ability to connect to it, nor do we supply support in doing so other than providing the logon credentials.
SMOKING: All units are non-smoking.
CHECK IN: Check-in Time is between the hours of 2:00 PM and 5:00 PM, Monday- Friday. After-hours check-in is available at an additional fee, which may vary depending on the time of your request and the proximity of the property to our office.
CHECK OUT: Check out time is 10:00 AM. Check-out instructions are provided with your keys. If the property is not vacated by check-out time without prior approval, a penalty one additional day’s rent will be assessed.
